A manager's headline rate is a percentage of collected rent, usually between 4.5 and 6% excluding VAT. That percentage covers day-to-day management: rent collection, correspondence, building accounts. It generally does not cover re-letting, handover reports or supervision of works, which are billed on top, per act or as a percentage.
An honest comparison therefore adds up: the base fee, re-letting fees (often one month's rent per change of tenant), handover reports billed per act, and the markup on contractor invoices. That full cost, smoothed per year, is what the simulator above estimates, as a low and a high range.
The ranges used are market practice observed in Switzerland, not official tariffs: there is no legal fee scale for property management. Each component is shown with its range and is deliberately prudent. Amounts exclude VAT and are rounded to the franc.
